A builder, a warranty, and someone on your side

The builder

DiGreen Homes

DiGreen Homes builds towns, semis and detached homes in Southern Ontario and calls itself a boutique builder. Its NAVA Towns community in Oakville is selling now.

Every new home in Ontario carries Tarion’s warranty: one year on workmanship and materials, two years on water penetration and on the electrical, plumbing and heating systems, and seven years on major structural defects.

Questions

Before you register

Anything else, ask us. We reply within one business day.

What does registering get me?

Floor plans, the price list and the release date before the public launch, plus a priority appointment when the builder opens sales. Registering is free and doesn’t commit you to anything.

Is $999,999 the real starting price?

It’s the starting price on DiGreen Homes’ own Navera page. Ontario new-home prices are usually quoted with HST included and the standard rebates assigned to the builder. We’ll confirm how Navera’s price list is quoted and which lots and models it applies to. Lot premiums can apply.

What is the $130,000 in upgrades?

The broker release for Navera says $130,000 of upgrades are included. The exact items go on the builder’s feature sheet, which we send to registrants as soon as it’s out.

How does the deposit work, and is it protected?

The broker release puts the total deposit at $130,000, paid in instalments; the builder sets the schedule in the agreement of purchase and sale. Tarion protects deposits on freehold homes over $600,000 up to 10% of the price, to a maximum of $100,000. To keep that full coverage, register your agreement with Tarion within 45 days of signing; Tarion applies the rule from January 1, 2027. Ask us how amounts above $100,000 are held.

Do I qualify for the 2026 HST relief?

If you sign with the builder between April 1, 2026 and March 31, 2027 and the home will be your primary residence, you may qualify for Ontario’s enhanced new housing rebate (up to $80,000, the full 8% provincial portion on homes up to $1 million) and the federal-portion top-up (up to $50,000). Investors don’t qualify. Your lawyer confirms eligibility; we’ll show you the numbers for your home.

When would I move in?

The broker release estimates closing at 15 to 18 months. The firm and outside closing dates are set in your agreement of purchase and sale, and Tarion rules govern delays.

What does it cost to work with you?

Nothing. On new construction, the builder pays the co-operating brokerage. You get someone on your side of the table at no extra cost.

I already have a realtor. Can I still register?

Yes. Tick “I have a realtor” on the form and we’ll respect that relationship. You can still receive the floor plans and price list.
